Replacing the roof on your home is expensive, but you may find that it saves you money in other ways. The repair cost can also be something you can save on if you make the right choices when replacing the roof and working with the right contractor.
Roof Damage
The roof on your home will eventually need replacing, and working with a roofing contractor to determine if you need a new roof or just some repairs is essential. Loose shingles, missing material, or wet spots inside the roof are all concerns that need addressing right away. If you stand back and look at the roof and can see the damage, you may very well need a complete roof replacement.
The roofing contractor you are working with should do a complete inspection of the roof and the materials that support it to determine if roof replacement is required before any work starts. Pick a contractor you trust to do the inspection, and if you suspect there is something they are not telling you, get a second inspection from a different contractor before you award the job or start the work.
It is also essential that your contractor offers a warranty for the work they do on your home, not just for the materials.
Roofing Materials
If a full roof replacement is necessary, you will need to make some choices about the materials you want to be used on the job and what will give you the best protection at the lowest cost. Often asphalt roofing material is the cheapest option, but the life span can be as short as twenty years, so paying a little more for a material that will give you a longer lifespan on the roof may be a better option.
Metal roofing, for instance, is a little more expensive to purchase and install on the roof, but the life of the material can be fifty or more years. Metal roofing can be extremely attractive, so if you find a color you like, you may find it better than the old shingles.
The installation time of metal roofing is shorter as well, so you may pay less for the job than if you have a shingle roof put on your home. Metal is not the only other option, so take some time to look at alternatives that offer more durability or extended life. The extra upfront cost is often offset by not having to have the roof replacement done again in a few years.

My name is Debbie Greenberg. I’m a single woman who owns her home, and like most homeowners I dread home repairs. I’m not very handy with do-it-yourself projects around the house. I can do a few minor repairs when necessary, but for the most part I have to call in a professional. Last year I had a leak in my roof. When it rained, water would leak into my kitchen. What appeared to be a simple fix turned out to be anything but simple. It took over four months to finally identify the problem, and double the money I was initially quoted to fix it. The problem ended up being that the flat part of my roof didn't have shingles, but a sheeting material. I learned a bit about home roofs along the way, and that is what I want to share with you.
