Can the Job Be Done in Sections?

If your new shopping center will accommodate multiple different stores and buildings, you may be able to get half of it built and open up that half, while the second half is being built. This will allow you to start making money quickly and enable customers to get to know the shopping complex so by the time it is completely built you will have already established your shopping center as a reputable and enjoyable place to shop.

Make sure that they are willing to essentially split your building project into two separate projects and find out how they plan to do it. It's important to find out how your contractor plans to keep your shopping center clean and safe while they work. If nails and other materials are left around the grounds, someone could get injured whether a laborer, an investor, or a potential tenant. If a tenant or investor gets hurt, you could face a personal injury lawsuit. If someone on the construction team is injured, it could slow down your build.

Therefore, your contractor should have a plan in place that includes things like having dumpsters dispersed throughout the construction site, which will help to keep the site clean and safe for everyone involved.  Ask them for a list of steps they will be taking to ensure safety and cleanliness overall.

Are Timeline Guarantees Offered?

You should also find out whether any timeline guarantees are offered. If your building project is not complete on time, it could set your grand opening back and potentially cost you and your investors quite a bit of money. It could also inconvenience your tenants and even drive some of them away to set up their stores elsewhere. So, make sure that your contractor stands by the timelines they give you by offering a guarantee of some kind. The guarantee could be in the form of a significant discount on their services or free upgrade services in the future.
