Key Things To Consider When Planning A Custom Home Build

Construction & Contractors Blog

Building your own home is an exciting time, especially when it comes to creating the custom design that you've been dreaming of. However, it's also a time of serious decisions and a lot of details that must be considered. For homeowners who are new to the custom home construction process, it may be overwhelming. Here's a look at some of the things that you should know ahead of time to help make the process easier for you and to ensure that you get the home that you're envisioning.

Have Your Developer Evaluate The Property First

Before you start creating any plans for your new home, you should have your developer take the time to evaluate the property. This step is important because the evaluation by your developer can help ensure that any potential issues are identified so that you can plan around them.

For example, if there's a slope on the property that you'll have to adjust for in your home plan, this will be identified during the evaluation. It takes into consideration water flow as well to help reduce the risk of flooding issues in your home.

They may also give you some tips or advice about your property footprint, orientation, or utility access.

Plan For The Infrastructure Development

When you have a set budget for your construction, one of the things you need to account for before you even factor in the cost of your home is the cost of the utility infrastructure on the property. If the property isn't already integrated into the city's water system, electrical grid, and other utilities, you'll have to pay for that development or pay for the solar and well water infrastructure. Consider these costs so that you know how much of your budget is actually left for the construction.

Embrace Your Vision

If the home construction process has been in the planning stages for a while, you probably already have a vision of what you want from your home. If so, once your budget is clear, it's time to embrace that vision.

Talk with your contractor about what you have been imagining for your home. They can take your envisioned details and turn them into reality or help you understand what your options are if it isn't necessarily possible within your budget.

Know which options are absolutes for you so that you know what you can and cannot make concessions on. The better prepared you are going into the design stage, the smoother that whole process is likely to go.

Talk with your home construction contractor about these points and make sure that you consider them as you go into your home construction planning.

Leaking Roofs and Roof Repairs

My name is Debbie Greenberg. I’m a single woman who owns her home, and like most homeowners I dread home repairs. I’m not very handy with do-it-yourself projects around the house. I can do a few minor repairs when necessary, but for the most part I have to call in a professional. Last year I had a leak in my roof. When it rained, water would leak into my kitchen. What appeared to be a simple fix turned out to be anything but simple. It took over four months to finally identify the problem, and double the money I was initially quoted to fix it. The problem ended up being that the flat part of my roof didn't have shingles, but a sheeting material. I learned a bit about home roofs along the way, and that is what I want to share with you.
