Why You Should Buy A Lot Before Planning Your Custom Home Building Project

Construction & Contractors Blog

If you are planning on building a home soon, you might be ready to meet with a custom home builder as soon as possible so that you can start working on your building plans. However, if you don't already have a lot to build your home on, you should start looking for lots for sale first. This might be the best idea for these reasons and more.

Building Codes and Permit Requirements Vary

First of all, if you aren't totally sure of where your lot is going to be, it can be difficult to start working on your custom home building project. After all, if you choose a lot in the city or town limits, you might be subject to more building codes and permit requirements than if you had a lot that was just outside of the city limits. Building codes and permit requirements can vary a lot from county to county, too. In fact, you may want to learn more about building codes and permit requirements in different areas near your location before you start shopping for lots; this can give you some guidance about which areas you should be paying most attention to when looking for a lot.

You May Need to Adjust Your Budget

You might only have a certain amount of money budgeted for your home building project, and you might need to include the cost of your lot in that budget, too. If you haven't purchased your lot yet, you might not be sure of exactly how much it will cost. If you find the perfect building lot but find that it's a bit more expensive than you thought it would be, you'll have to make adjustments to your custom home building project. If you are able to find a plot of land for a great deal, on the other hand, you may find that you will have a little more money for custom upgrades when building your new home.

You May Want to Adjust Your Building Plans Based On Your Lot

In some cases, you might find that it makes sense to adjust your building plans based on the lot that you purchase. If you buy a hilly lot, for example, you might be interested in building a walkout basement. It will be easiest to determine how you want to build your home if you already own your lot.

Leaking Roofs and Roof Repairs

My name is Debbie Greenberg. I’m a single woman who owns her home, and like most homeowners I dread home repairs. I’m not very handy with do-it-yourself projects around the house. I can do a few minor repairs when necessary, but for the most part I have to call in a professional. Last year I had a leak in my roof. When it rained, water would leak into my kitchen. What appeared to be a simple fix turned out to be anything but simple. It took over four months to finally identify the problem, and double the money I was initially quoted to fix it. The problem ended up being that the flat part of my roof didn't have shingles, but a sheeting material. I learned a bit about home roofs along the way, and that is what I want to share with you.
