Design-Build Collaboration: Advantages of Early Contractor Involvement

Construction & Contractors Blog

The construction industry is quickly evolving to meet the highest standards expected by clients today. As such, there has been an increased effort for the early involvement of all key players (the client, the design team, and the construction contractors) during the project development phase.

Bringing the architect and the contractor together early on, especially for highly complex construction projects, leads to a better design since both the client and the architect will benefit from their expertise and experience in the production of multiple projects.

Here are the top advantages of early contractor engagement on your construction project.

Enhanced Design

The design team and the contractor are in these together with one goal in mind; to deliver a successful project that meets or exceeds the client's expectations. Also, there is a massive advantage to bringing two disciplines together. Bringing together a team with knowledge of design and construction only leads to good design and a better understanding of the project in the early stages of design. This type of teamwork means everyone will roll up their sleeves to develop innovative ways to complete the project and even better solutions for any design hiccups along the way.

Time-Saving

Design and construction projects call for multiple timelines that go hand in hand. Sometimes, disagreements will happen along the way, leading to delayed projects, especially when a contractor feels some changes are necessary to the design. A collaborative effort eliminates these back and forth discussions and disagreements and allows the contractor to develop ownership of the design. Both the architect and the contractor become smoothly integrated, leading to better problem solving, improved communication, and a highly customized project as a result.

Allows for Full Optimization

A design-construction collaboration eliminates the big egos prevalent in the industry and increases the resources and time spent developing the project. Increased effort in the design process translates to less costly reworks later in the project, and even if changes are to occur, they are minor and less costly. Early participation from all construction personnel allows for the optimization of the project as a whole, instead of each team working on a different piece of the project. It also allows for improved trust, shared risk and reward, and transparency in every step.

Ready to start your construction project? As you can see, involving both the design team and your construction contractor in the early design phase improves the overall project performance. It balances the focus on the schedule, cost, and value. For more information, contact companies like Grantham Construction Co Inc.

Leaking Roofs and Roof Repairs

My name is Debbie Greenberg. I’m a single woman who owns her home, and like most homeowners I dread home repairs. I’m not very handy with do-it-yourself projects around the house. I can do a few minor repairs when necessary, but for the most part I have to call in a professional. Last year I had a leak in my roof. When it rained, water would leak into my kitchen. What appeared to be a simple fix turned out to be anything but simple. It took over four months to finally identify the problem, and double the money I was initially quoted to fix it. The problem ended up being that the flat part of my roof didn't have shingles, but a sheeting material. I learned a bit about home roofs along the way, and that is what I want to share with you.
