The Three Elements Of Ducted Air Conditioning That Require The Most Maintenance

Construction & Contractors Blog

Ducted air conditioning is used in both businesses and residential homes across the country, and provides a lot of benefits over split system units. Not only is it more efficient, better for the whole building, and easier to customize, but it can even cost less, too, if it is well maintained. Air conditioning maintenance is something that every owner needs to be aware of if they want their unit to work as well as it does now into the future. Here are the three components of ducted air conditioning that require the most maintenance and how to spot when it is time to call in the experts.

Condenser Coils

The coils in your air conditioning system are vital components that help ensure temperature regulation. Without them, the air from your AC unit will slowly start to turn warmer and warmer. If they are not serviced on a yearly basis they can become a nuisance and increase the cost of running your air conditioner as the motor will have to work even harder. If they are left for long periods of time, they can even start to affect other components in your air conditioning unit, which will end up costing you big later on, so don't wait for that to happen.

Filter

Filters in air conditioning units are imperative to stop you from getting overloaded with dust and gunk that can find its way into your ducted AC. Just like filters in cars and vacuum cleaners, eventually, the filter in your air conditioning unit will need to be replaced. The only problem is, often for ducted air conditioning units this can be quite challenging to do on your own. It is best left to someone familiar with the design of your unit so that you don't accidentally make matters worse.

Fan

The fan is an aspect of the air conditioner that is often overlooked, particularly in ducted systems where it is even less visible. It is constantly running while your AC is in use and that alone will wear it down over time. If it is checked on a yearly basis, then often there will never be a problem as you can replace it before it gets too bad. If left alone, however, the fan can become displaced or simply shut down within a few years. It is one of the hardest working parts and if you aren't careful it can cause your whole system to be out of action for a few days, if not longer.

Leaking Roofs and Roof Repairs

My name is Debbie Greenberg. I’m a single woman who owns her home, and like most homeowners I dread home repairs. I’m not very handy with do-it-yourself projects around the house. I can do a few minor repairs when necessary, but for the most part I have to call in a professional. Last year I had a leak in my roof. When it rained, water would leak into my kitchen. What appeared to be a simple fix turned out to be anything but simple. It took over four months to finally identify the problem, and double the money I was initially quoted to fix it. The problem ended up being that the flat part of my roof didn't have shingles, but a sheeting material. I learned a bit about home roofs along the way, and that is what I want to share with you.
