Five Things A New Roof May Include

A new roof is more than just a few shingles. Know all the parts that go into a new roof so you can better understand the quotes you will receive for the job.

1. Tear-Off

The tear-off service should be a part of your new roof quote. Tear-off includes stripping off the old shingles and underlayment. Depending on the specific roof, it may also include the removal of some or all of the old decking. Finally, disposal of the shingles and other materials must also be part of the final quote.

2. Decking

The decking is the plywood that makes up the main surface of the roof. The underlayment and the shingles are attached to the decking. Not every new roof needs new decking, as the original decking can often be used for many decades and for multiple roofs. If there are punctures or water damage on the decking, then it may need to be replaced. Sometimes all of the decking requires replacement, while in other instances only a portion has suffered damage. Your roofer will perform an inspection and include any decking needs in the quote.

3. Underlayment

Underlayment is the felt or tar paper that is installed over the decking to provide protection against moisture between the shingles and roof deck. It is generally made of some sort of felt or paper that has been infused with asphalt or a polymer to make it more water resistant. In some climates, particularly moist ones, a waterproof barrier may be installed over the felt or tar paper.

4. Shingling

Shingles are the last part of the main roof. These can be made of asphalt, clay tiles, or metal. In the case of metal, the shingles may actually be larger panels. Shingling doesn't just include the materials, but also the proper installation of the shingles. Make sure that there is a manufacturer's warranty on the shingles you choose, as the roofer is not usually responsible for any manufacturing defects that can cause problems.

5. Finish Work

There are a few more things that go into a new roof. Flashing must be installed around chimneys and along valleys. Ridge caps are installed along the roof peaks. Boot seals are also needed to seal the gap between the new roof and any vents or pipes. Further, you may need to have a drip edge installed, as well as new fascia or soffit boards along the eaves. Depending on your roof, there may also be a need to reinstall the guttering system.

Leaking Roofs and Roof Repairs

My name is Debbie Greenberg. I’m a single woman who owns her home, and like most homeowners I dread home repairs. I’m not very handy with do-it-yourself projects around the house. I can do a few minor repairs when necessary, but for the most part I have to call in a professional. Last year I had a leak in my roof. When it rained, water would leak into my kitchen. What appeared to be a simple fix turned out to be anything but simple. It took over four months to finally identify the problem, and double the money I was initially quoted to fix it. The problem ended up being that the flat part of my roof didn't have shingles, but a sheeting material. I learned a bit about home roofs along the way, and that is what I want to share with you.
