Why You May Want To Consider Replacing Your Roof With Metal Roofing

Construction & Contractors Blog

Metal roofing for residential roofing is making a comeback and for a good reason. There are benefits that metal roofing can offer that other materials do not, and the cost of the material is highly competitive.

Not Your Grandad's Metal Roofing

When people think of metal roofing, they often picture the old galvanized, corrugated sheets of tin that covered the roof of barns and homes in the twenties and thirties. While that material is still available, it is not the first choice for residential metal roofing installations.

Modern metal roofing can be made in many different colors and is often made with a flat section, a ridge, another flat area, or some variation. The ridges are used to lock the sheet together and look very pleasant on the roof of a home, but you should consider the options before you agree to one style.

Cost and Coverage

Metal roofing installation is a little more expensive than some other materials, but the cost of the material is reduced with the longevity of the metal. Often metal roofing will last forty to seventy years without needing to be changed, so paying more upfront could mean putting a roof on your home one time in your lifetime.

The cost can depend a lot on the work that needs doing, but a straight removal and replacement of the roof materials can reduce the upfront cost of the metal roofing installation and its time to do the work. Often the roofing company can install metal roofing much faster than shingles or other materials. Still, the size and complexity of the angles on the roof can make it more challenging and slow the process.

Depending on the type of metal used for the roof, the cost ranges anywhere from $40 to $2,200 per square.

Metal Roofing Durability

Metal roofing is exceptionally durable and is an excellent material for environments that see a lot of ice and snow in the winter. The metal will shed ice quickly and reduce ice dams along the edges and snow slide off as it starts to melt, reducing snow loads on the structure and eliminating the need for you to get on the roof to remove it.

The roofing can be louder than asphalt shingles when rain or hail hits it, but a properly insulated attic or crawl space between the roof and the living space can significantly reduce any noise inside the house. If this is a concern for you, talk to your roofing contractor about how to best combat noise transfer through the metal roofing.

Leaking Roofs and Roof Repairs

My name is Debbie Greenberg. I’m a single woman who owns her home, and like most homeowners I dread home repairs. I’m not very handy with do-it-yourself projects around the house. I can do a few minor repairs when necessary, but for the most part I have to call in a professional. Last year I had a leak in my roof. When it rained, water would leak into my kitchen. What appeared to be a simple fix turned out to be anything but simple. It took over four months to finally identify the problem, and double the money I was initially quoted to fix it. The problem ended up being that the flat part of my roof didn't have shingles, but a sheeting material. I learned a bit about home roofs along the way, and that is what I want to share with you.
