The driveway to your home can impact house value since it is such a highly visible part of your landscaping. Knowing what impacts curb appeal and the techniques to solve those issues can increase home value.

1. Damage Repair

A driveway with potholes, large cracks, and crumbling edges can decrease your home's value. This is especially true if the driveway is located on the front of the home where it can impact the curb appeal. In this case, it can even affect the home values in your neighborhood, depending on how bad it looks.

If you are lucky enough to have an asphalt driveway, all the drive may need is a few minor repairs. Cracks can be filled and patched with hot asphalt, as can potholes. Even crumbling edges can be shored up or the old edges can be cut away and replaced with concrete curbing or fresh asphalt. Repairs are a small expense compared to home value loss or the replacement of an entire driveway.

2. Surface Renewal

The surface may still look less than ideal if multiple repairs are necessary. This is because asphalt ages and weathers, which can cause color fading. New repairs are much darker and therefore very obvious on older asphalt surfaces. Even without repair scars, old, faded asphalt can look drab or even grimy if stains are present.

There are two options for solving these issues, neither requiring a new driveway. The first is sealcoating. If the issue is just one or two minor repairs or only fading and stains, then sealing the asphalt can refresh the color and camouflage minor imperfections. If extensive patching is the problem, then resurfacing is the answer. Resurfacing keeps the old asphalt as a base but lays down several new inches of asphalt so the driveway looks newly paved.

3. Paving Replacement

One benefit of asphalt is that it can be repaired and resurfaced, which is much less expensive compared to concrete. This is because concrete patches often fail or look bad, so replacement is the only option if appearance and your home's value are at stake.

In this case, consider replacing the old concrete driveway with asphalt. If the base material for the old concrete is in good condition, you may be able to reuse it for your asphalt installation. The benefits are obvious. With asphalt, you end up with a durable and repairable option that can be renewed every decade or two when it begins to look dingy.
